What is "Home Staging" ?

Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want. Following these rules will put you at an advantage when selling your home:

1. Grab them from the curb.
Make potential buyers will fall in love with your home from the street by adding flowers and potted plants. Power-wash patios and walkways, weed the garden and mow the lawn. It's your first chance to make a fabulous impression, so you've got to make it count.

2. Make it sparkle.
Think of how clean a hotel room is. Mop, dust, vacuum, and wash windows, baseboards. Remember people are going to look in your cupboards, under your sinks and in your closets. Also, pay particular attention to any odors. Ask a friend to stop by for a smell test.

3. Pay attention to color and light.
Too-bright colors turn buyers off. Strong colors need to be neutralized for the broadest appeal. A home will appear larger when using neutral colors and will have less of a chance of offending someone. Remember to open up blinds and draperies to make sure there's plenty of natural light throughout the home. Lighting is the most persuasive way to set a mood.

4. Depersonalize.
A cluttered home will deter buyers. People need to see your home, not your stuff. Too many personal items like photos, collections, personal awards, electronics and collectibles will make it hard for buyers to see past your personal style and may discourage a sale. Take yourself out of the picture. This will make it easier for buyers to imagine their stuff and themselves, in your space.

5. Consider replacing furnishings.
You might want to think about removing, replacing worn, or outdated furnishings. Get rid of extra pieces and don’t worry about matching furniture. Break up your sets; dated furniture can easily become eclectic with altering and rearranging. You may want to consult with a professional staging company for design direction and advice on rental furnishings to create an inviting home that will attract a wide range of buyers.

6. Invest in new artwork.
Consider displaying new artwork. It is a great way to instill new life into a room. Photography can be used to modernize a room and add a dab of color as well.

7. Make repairs.
Make your home a high-maintenance area. Repair squeaky doors, smudged or chipped paint as well as any broken fixtures and fittings that you've been neglecting. An area rug can bring in added color and depth to a space and also hide shabby flooring.

8. Apply a fresh coat of paint.
The best bang for your buck that will quickly refresh a dull, dated room is by applying a fresh coat of neutral color paint. Choose a neutral green or blue for bathrooms and beige or taupe for living spaces.

9. Don't forget the floors.
Remove worn carpets, and consider refinishing dull, scratchy hardwood floors. Purchase a new inexpensive area rug. It is a quick fix and can hide the look of old worn floors.

10. Spring for new light fixtures.
Replacing old or dated light fixtures, door hardware, light switches, and outlets to renew the look of a room. If it's tacky and outdated, it needs to be removed.
